NO SURPRISE CLOSING COSTS - $739.00*

As a seller of a resale home, you have entered into a binding contract prepared by the purchaser’s real estate agent.  Your agent would have explained the important clauses to you before you signed it.  There are 6 copies; one for each real estate agent; one for the buyer and seller; and one for the lawyer representing each of them.

Upon receipt of the agreement, I will do the following

~ review the agreement to determine if there is anything that requires immediate
   attention, such as providing a copy of the survey

~ do a search of the property

~ request a discharge statement for each mortgage or lien on title

~ prepare a transfer and related documents and review affidavits prepared by the
   Buyer’s lawyer

~ meet with you a few days before the closing where you will give me a key (the rest
   to be left on the kitchen counter).  I will not release the key until I have the
   purchase monies.

~ After the closing, I will pay the real estate commission; any mortgages; my fee;
   and pay the balance to you, usually the same day.

My fees and disbursements for a sale, including discharging one mortgage (if applicable) are $739.00 plus GST/HST.  There will be no surprises!!
