In view of the favourable mortgage rates available today, many of my clients are arranging new mortgages on their residences to pay high interest rate credit cards, to finance renovations, or simply to have a line of credit in place to deal with future needs.

The banks require that I search the title, even if I acted for you when you bought, to ensure nothing has affected the property since you bought it.  I would obtain tax information from you along with your copy of a survey, if available.  Title insurance is also required by all lenders and this would be arranged as part of the transaction.

The time usually needed is 5 business days from the date I receive the written instructions from the lender.

The fees you would incur to prepare and register a new mortgage, discharge an existing mortgage and pay 1 other debt would be $799.00*.
There will be no surprises!!
