Condominiums

Condominium purchase is an extremely popular option in Ontario. A condominium is a preferred financial investment for many first-time buyers and long-time homeowners alike. It can be an excellent opportunity to enter the market with a relatively modest investment or to downsize from a larger family home.

Unique Aspects Of Condominium Ownership

Condominium purchase comes with specific rights and responsibilities. As the owner of a condo unit, you have the right to use the shared areas and the responsibility to contribute to the maintenance of those areas. Maintenance is normally paid through monthly condo fees. These fees are paid to the condominium corporation, of which you are a shareholder.

Closing The Sale

After you have entered into an agreement of purchase and sale to buy a condo unit, you have 10 days to have this agreement reviewed by a lawyer. Our firm begins work on the file once all conditions, such as financing, have been met.

If you are buying a new condominium, the purchase is subject to a closing procedure composed of two parts: an interim occupancy closing when the unit is ready for occupancy and a final closing once the builder has registered the condominium documents a few months later. It is after final closing that you receive title to the unit and your mortgage is registered.

Fees

At McMurter & Associates, we have established a “No Surprises” price for purchasers of new condominiums. This price includes fees, disbursements, registration costs, a title insurance policy and HST.

Condo buyers must also pay a land transfer tax at the time of final closing.
